Novogradac will also provide you with a solar panels appraisal that will increase your equity by up to $450,000 that can be added to your hotel's appraised value.

This off the book financing will not be considered as a debt and is transferable to the next owner if hotel is sold. 

In this case htpNRG will only have to be advised that hotel will be sold and contract transfered to another ownerand htpNRG's EVouchers will continue to be honored by the new owner until the end of the contract and against maintenance of the Solar Panels.

Trade Your Unsold Room

What is an Unsold Room:

An Unsold Room or Occupancy is a Rooms that the hotel never has the capability to sell. 

If a hotel's occcupancy is 65% like an average U.S Hotel out of 100 rooms, 35 rooms are empty every night (Hotels are usually full no more than 10% of the time)

htpNRG only uses approximately  2 rooms to pay for energy for a cost to hoteliers at Avoidable costs about $14* per day or about $ 400 per month or $4,800 Annually leaving a net saving of about $17,000 Annually that hotelier doesn't have to share with htpNRG  

Novogradac's Study shows that only Avoidable cost have to taken into account to calculate the cost of an unsold room sold on unconventional networks that do not enter in competition with hotel's usual distribution networks sold by franchisors and online travel agencies (OTA)

WHAT IF I SELL MY HOTEL?

The most popular option is for the room trading agreement to transfer to the new hotel owner. If the guest

occupancy changes considerably (not often), the hotel can opt to buy out the remaining value of the room

trading agreement.

WHAT IF I DON'T HAVE ROOMS AVAILABLE ON A BUSY NIGHT?

  1. You can designate up to 3 black out dates per year on dates that htp won't send Evoucher guests on.

  2. If you book your rooms first, then htp won't send any Evoucher guests. 

  3. The htp booking system works in a similar setup as other 3rd party booking (expedia, orbitz, etc.) once the hotel owner reaches a satisfactory level of occupancy (typically around 80%), the hotelier can shuts down the outside booking and only accepts walk ins. 

DO I HAVE TO GIVE A PERSONAL GUARANTEE?

No. This is an off books solution to pay for the solar upgrade. There will be a UCC-1 fixture filing on the solar equipment that will be transferred to the next hotel owner if/when you sell.

HOW MANY ROOMS DO I CONTRIBUTE FOR MY SOLAR ARRAY?

Once your hotel is submitted, htp will carry out an analysis of the property location to determine how many rooms will be needed. Note: there will be no more than 7% of your room inventory used per night. htp typically sends 0-4 EVoucher guests per night.

HOW BIG WILL MY SOLAR ARRAY BE?

The standard solar array size will be a 100kw array. Once we have carried out the mobilization, we will hone in a more specific system size that offsets as much of your electric bill as possible given the area of the hotel property that can be used for a solar array.

DOES SOLAR ADD TO THE VALUE OF MY HOTEL?

Yes. htp will pay for the appraisal of the solar equipment from Novogradac who has a particular expertise in real estate and renewable energy appraisals.

WILL THE ROOMS SOLD THROUGH YOUR VOUCHER PROGRAM WATER DOWN MY REGULAR PRICES?

No. The rooms are sold through loyalty and mileage programs where the participants pay for part or all of the voucher through points/miles. Additionally, rooms are sold in large blocks to corporations with traveling company personnel that need a place to stay while on the road.

WHAT IF THE SOLAR STOPS WORKING?

The moment the solar stops working, the hotelier is not obligated to honor vouchers. Given the stability solar arrays around the country have demonstrated, along with the system warranty & monitoring, the likelihood that the system will be down for a long time, or at all is extremely low.

IS THE SOLAR ARRAY MAINTAINED FOR ME?

Yes, your solar array will be regularly monitored by the htp & Intelligen.energy team to ensure you are getting optimal results from your system.

WHAT IS THE MOBILIZATION FEE FOR?

Part of the fee will cover the technical site survey and design to ensure your system is customized to your specific hotel, while the other part is used to onboard your hotel with the htp booking system to ensure a smooth Evoucher placement process throughout your room trading agreement period.

HOW MUCH WILL I SAVE WITH SOLAR?

Savings will vary depending on the system size, electricity use by the hotel, and the local utility costs. The fact sheet agreement will give you a close estimate, while the mobilization period will hone in on custom savings you can expect to see for your hotel.
